This twelve story plus penthouse Condominium Conversion of a 1915 building on the Upper West Side of Manhattan included extensive exterior restoration, a new storefront and streetscape design, a new entrance canopy, new mechanical and electrical systems, and new penthouses.
The Penthouses
The new penthouses and roof terraces are designed to create visual continuity between the interior and exterior. The limited interior square footage is expanded both visually and functionally by the extensive roof terraces. Interior floor materiality flows through the exterior envelope and large sunscreens penetrate expansive glass walls from the exterior in.
The penthouses exterior aesthetic is one of collage and texture. The palette of ribbed terracotta rain-screen elements and flat monolithic metal elements contrast glass walls to create a rich texture consistent with the urban fabric yet with a distinct identifiable language. Wood decking, planters, and benches add warmth.
